      首先将住房的组成成分分为内在属性和外部环境因素,其次在此基础上采用多元线性回归的Hedonic法对城市街道开放空间进行评估,最后研究结果表明:基于二手房房价量化分析后,发现城市街道开放空间价值比较显著,街道开放空间变量与房价之间多数呈现正相关;只有到最近商业广场、河流和公园的距离3项指标呈负相关;影响最大的指标是人体舒适度指数,所有指标都呈现明显的线性关系.

      Because the value of Urban Street open space is difficult to quantify directly, this paper introduces Hedonic method to divide the components of housing into internal attributes and external environmental factors, the internal attributes are the structural elements of housing, and the external environmental factors include three dimensions of Street open space indicators, safety, functionality and comfort. Sex index. At the same time, the Hedonic method of multiple linear regression was used to evaluate the open space of urban streets. The results show that, based on the quantitative analysis of second-hand housing prices, it is found that the value of Urban Street open space is significant. Most of the variables of Street open space are positively correlated with housing prices. Only the distance to the nearest commercial square, River and park is negatively correlated. The most influential indicator is human comfort. Index, all indicators show obvious linear relationship. Based on the results of the study, some suggestions for improving the open space of urban streets are put forward from the aspect of landscape transformation. The design strategies for promoting the transformation of urban streets should be accelerated to provide theoretical basis and data reference for the design of urban streets.
